■ Depending on your aptitude and preferences, you will be assigned to real estate management sales or planning and development sales. Specific details are listed below. ■Real estate management sales You will be responsible for various management and sales of designer rental apartments and office buildings managed by our company after the buildings are completed. ・Sales to recruit tenants (mainly visiting, contacting, and negotiating with rental agencies) ・Procedures for concluding rental contracts ・Rent payment management ・Tenant correspondence, on-site response ・Maintenance and repairs, maintenance and inspection management of building equipment ・Responding to tenant departures, renovation management, and preparation of departure settlements ・Preparation of income and expenditure reports for owners ・Various sales activities, such as acquiring direct tenant contracts and acquiring properties to be managed Responsible areas include Nagoya City, the suburbs of Nagoya City, Tokyo, Kyoto City, Miyakojima, Okinawa Prefecture, etc. For properties outside Aichi Prefecture, we will work with local management companies. We respond quickly to tenants, clean, and thoroughly maintain and manage plants, so our occupancy rate is over 90%. We also focus on sales to directly contract with prospective tenants using our website and SNS. We have already introduced electronic rental contracts, and are proactive in creating new systems. ■Planning and development sales You will be entrusted with a wide range of tasks for designer rental apartments, offices, etc., from acquiring construction land to completion. ・Looking for construction land (building connections with real estate agents, liaising and negotiating) ・Designing and planning the exterior and floor plan, etc., and drawing up construction plans ・Creating real estate business plans ・Meeting and negotiating with design companies, general contractors, etc. ・Checking progress on site after construction begins, holding meetings, and supervising construction ・Studying new architectural designs and building materials (on-site visits, business trips, etc.) You will be responsible for these and more. ■About the company We have a flat organizational structure with a small, elite team and few managers, so you can work closely with the president, be entrusted with a wide range of work, and work with discretion.
